What we apply

Not all silicone
is the same.

Eight systems, each carrying different chemistry for a different condition. Matching the product to the joint is most of the reason a bead still looks right in five years.

  1. General silicone

    Neutral-cure silicone for everyday internal junctions — wall to floor, perimeters, skirtings and tiled corners. The default system across most packages.

  2. Invisible-line silicone

    Colour-matched to the grout, stone or finish so the joint reads as a shadow line instead of a bead. Specified wherever the junction sits in plain view.

  3. Waterproofing silicone

    Wet-area sealing at membrane junctions, shower bases, hobs and floor wastes — run so water is turned back into the fall rather than held at the joint.

  4. Sanitary & anti-mould

    Fungicidal sanitary grade for bathrooms, kitchens, healthcare and food prep. Applied to a stripped, dry joint — mould grows under sealant that went over a damp one.

  5. Structural & glazing

    High-movement neutral silicone to the glazing schedule: window and facade perimeters, curtain wall, shower screens and mirrors.

  6. Movement & expansion joints

    Polyurethane mastic over backing rod for concrete control joints, floor joints and car park decks. Traffickable once cured.

  7. External weatherproofing

    UV-stable external sealing to window and door perimeters, cladding junctions and exposed facade joints — specified to hold through a Perth summer.

  8. Remedial resealing

    Full strip-out of failed, mouldy or badly run sealant, joint preparation and reseal. New silicone never goes over the top of an old bead.

    We review drawings, schedules, defect lists or site conditions and clarify inclusions, access and sequencing.

    Material selection

    We match the sealant type and colour to the substrate, performance requirement and intended finish.

  3. 03

    Coordinated delivery

    Labour is programmed around area release, other trades, equipment access and project priorities.

  4. 04

    Quality close-out

    We inspect completed work, address agreed items and support orderly handover documentation.

Questions

Before you ask.

What do you need from me to quote?

For commercial work: the project address, drawings or scope, required programme, access conditions and any specified sealant system. For a home: the suburb, which rooms, and a couple of photos is usually plenty.

Do you take on residential jobs, or only commercial?

Both. Commercial construction is our core, and it is where our standard comes from — but we take on homes, renovations and strata across the Perth metro area.

Can you fix silicone that another trade did badly?

Yes — defect rectification is one of the things we are called in for most. We strip the existing sealant out completely, prepare the joint and reseal. We never run new silicone over old.

How do you resource a job?

Crew numbers and mobilisation are confirmed at quote against your area release and handover dates, so the programme drives the resourcing rather than the other way around. Staged areas and return visits are planned in from the start, not squeezed in later.

What tickets does your team hold?

Working at Heights, White Card and EWP over 11 m competencies are available within the team. SWMS and site-specific documentation are provided on request.

How is commercial work priced?

Whichever suits the job — measured works, hourly or day rate, bulk linear-metre packages, or against a defect list. We confirm scope in writing and flag variations before they happen.

Which areas do you cover?

Perth metropolitan and regional Western Australia. Regional and remote work is quoted with mobilisation included.

Why does bathroom silicone go black?

Mould grows underneath sealant that was applied over a damp or dirty joint, or where a non-sanitary-grade product was used. Cleaning the surface will not fix it. The joint has to come out and be redone properly — which is what we do.
